Junk removal & vacant-property cleanouts

Junk removal for property owners

Did a previous tenant leave junk, furniture or unwanted belongings on your property? Use HomeTame's estimator for a published planning range based on truck volume, then describe the items and access. Estimates are transparent cost guides, not local contractor quotes or guaranteed prices.

Junk left behind by a previous tenant

Reclaim usable space after a tenant has moved out. Estimate ordinary non-hazardous belongings by truck volume, including items left inside the home, garage, yard or other agreed areas.

  • Household junk, boxes and general clutter
  • Unwanted furniture and mattresses
  • Appliances, subject to handling and disposal requirements
  • Belongings and debris at an already-vacant rental property

Published truckload estimates

HomeGuide publishes ranges from $70-$100 for a minimum load through $400-$450 for a full truckload. Local crews will not send a truck, labor and a dump run for less than about $200, so HomeTame junk-removal estimates start at $200 even for a single item or minimum load. Choose the closest load size to see its range. Multiple-load totals multiply the published full-load range without assuming a discount. Item type, stairs, heavy materials, access, disposal fees and local rates can change the final provider price.

Vacancy and lawful removal authorization come first

The property must already be vacant, and the owner must have lawful authority to dispose of the items. Previous-tenant belongings may be subject to notice, storage or other legal requirements. Obtain appropriate legal guidance before authorizing disposal. HomeTame does not perform evictions, remove occupants or resolve ownership disputes. Hazardous or restricted materials require qualified assessment and separate disposal.

Local junk removal, brush and bamboo clearing

See local details and request a personalized bid for your town in Arizona or Southern California.

Overgrown yard cleanup and brush removal too

Estimate a typical overgrown home yard by yard size, shrub removal by plant height and count, or brush and overgrown-lot clearing by acreage and vegetation density. The clearing estimate shows light, moderate and heavy ranges; a Bobcat/skid steer or mini excavator is identified as a cost factor. Typical per-acre ranges already include equipment and labor, so rental is not added twice.

Common questions

Can you remove junk a tenant left behind?

HomeTame can help arrange removal after the property is vacant and lawful owner authorization is confirmed. We do not decide whether belongings are abandoned or resolve disputes.

How is the junk-removal estimate calculated?

The estimator uses published national truck-volume ranges from HomeGuide. It is a planning estimate, not a local provider quote. Heavy, hazardous or restricted waste and special disposal are not included in ordinary junk pricing.
