Property Project Management

Local Project Management for Homeowners Who Can't Be There

Managing a property project is difficult when you live somewhere else. Coordinating cleanup crews, arranging contractor access, tracking repairs, and getting reliable updates can quickly become a second job.

HomeTame helps homeowners coordinate approved service providers, arrange authorized access, document visible progress, and stay informed from the initial assessment through project closeout. Coverage and scheduling must be confirmed for your address.

Whether you are recovering an already-vacant rental after an eviction, preparing a home for its next occupant, addressing deferred maintenance, or coordinating multiple repairs, organize the work without being on-site for every appointment.

Free to submit a request. No payment is collected and no service is booked by this form.

What Your HomeTame Project Manager Does

One local point of contact develops the task plan, prioritizes requested work, coordinates appropriate providers and access, tracks schedules and owner-approved reported costs, visits to document visible progress, reports decisions needed, and coordinates closeout. This is administrative project management and scheduled on-site coordination, not construction management or control of contractor methods.

Initial Assessment & Project Definition

Review your goals, document accessible areas and visible concerns, prioritize the work, discuss budget parameters, access, and target timelines, and flag items needing qualified inspectors or licensed specialists.

Project Planning & Work Sequencing

Divide work into tasks, identify dependencies between trades, establish target dates, and maintain a working schedule. Debris removal, deep cleaning, painting, and flooring can require different stages.

Vendor Sourcing & Coordination

Help identify appropriate professionals, coordinate estimates, organize proposals, request applicable credential information, and communicate your requirements. You select, contract with, and approve spending for providers unless a separate lawful arrangement is agreed.

Property Access & Appointment Management

Arrange authorized entry, confirm appointment windows, record visits, and report missed appointments or access issues. Key custody, authorized entry, and secure access instructions are agreed separately; do not submit access codes through the form.

Active Project, Budget & Change Tracking

Follow up on tasks and scheduling, coordinate trades, keep a decision log, and track approved quotes and reported expenses against your budget parameters. Additional commitments and changes affecting cost or timing require your approval within the agreed authorization limits.

Site Visits & Visible Progress Documentation

Visit according to your package schedule, photograph visible progress, note observed concerns, and report incomplete work. This is not a technical inspection, certification, continuous supervision, or guarantee of workmanship.

Owner Communication & Decisions

Receive agreed reports covering work observed, completed and outstanding tasks, delays, and decisions needed. The agreement establishes response windows, a separate urgent-issue process, and how approvals are recorded; no emergency response is promised.

Completion & Project Closeout

Maintain a punch list, coordinate return visits, collect available invoices and warranties from the owner or provider, document final visible conditions, and deliver a summary of completed, pending, and unresolved items.

Rental Property Recovery Management

For already-vacant post-eviction rentals, neglected properties, turnover preparation, cleanup, and multiple repairs. The owner confirms vacancy and authorization before any cleanup is coordinated.

Remote Property Project Management

For second-home owners, vacant-property owners, and out-of-area landlords who need a local point of contact, scheduled site visits, and regular written reporting.

Choose Your Property Project Management Package

Start with a Property Project Assessment — $149. One on-site visit of up to 90 minutes includes photographs, written findings, a priority list, and recommended next steps. A weekly package is proposed separately if ongoing coordination is needed; detailed contractor estimates and a full construction scope are not included.

One assessment and six weekly options let you match the work to the required time, reporting, and visit frequency. Package availability depends on project requirements, location, and scheduling. Weekly allowances include on-site time, scheduling, communications, and reporting; visits are not additional hours.

Visit limits are maximums, not guaranteed minimums. The weekly schedule is agreed in advance. Calls, messages, reporting, scheduling, and on-site work count toward included hours; the written agreement defines how travel time and travel fees are handled.

How It Works

  1. Tell us about your project. Describe the property, work required, and your goals.
  2. Start with an assessment. Document visible conditions and discuss priorities, access, and coordination needs.
  3. Approve the service plan. Agree on scope, package, schedule, included hours, fees, and authorization limits before work begins.
  4. Written agreement and kickoff. Record authorized access, emergency contacts, communication preferences, approval process, and agreed payment arrangements separately. No payment is collected by this request form.
  5. Approve contractor selection. Review estimates, select providers, and approve their agreements and spending before commitments are made.
  6. Coordinate the work. Arrange approved appointments, coordinate access logistics, track tasks, and share updates.
  7. Review progress and next steps. Receive a status summary and coordinate remaining approved work.
  8. Plan ongoing property care. Ask about Home Watch, preventive maintenance, or further project management after closeout.

Transparent Pricing & Responsibilities

HomeTame fees cover only the agreed coordination services and visit allowances. Additional coordination is $85 per hour when approved in advance.

Contractor labor, materials, cleaning, disposal, permits, travel outside any included area, and other third-party charges are separate unless expressly included in writing. Whenever possible, homeowners contract with and pay providers directly.

Qualified professionals perform specialized and licensed work. HomeTame provides coordination, access arrangements, and visual progress documentation, not continuous job-site supervision, guaranteed contractor performance, or a replacement for licensed inspections.

Packages do not include construction, repairs, cleaning, hazardous-material removal, engineering, code-compliance certification, emergency response, security guarding, or guaranteed protection against theft or damage.

  • Additional scheduled site visit, up to one hour on-site: $85, approved in advance.
  • After-hours or urgent coordination: separately quoted.
  • Extended-distance travel: agreed travel fee.
  • Additional assessments or reporting outside scope: quoted in advance.

No double charging for work already included in a package. Extra visits and time are approved in advance and documented on the invoice. The written agreement defines authorization limits.

The assessment is separate from weekly management; no assessment credit is automatic. Minimum engagement, billing frequency, renewal or end dates, cancellation terms, travel area, and treatment of unused hours are defined in the written agreement. Submitting a request creates no open-ended commitment. Unusually complex work requires a custom scope and price.
