Sedona home watch guide: cost, what's included, and seasonal checks

If you own a second home, vacation home, or rental in Sedona, a local person checking on it while you are away can catch problems early. This guide explains what home watch is in Sedona, what a visit includes, what it costs, and how to choose a provider.

What a Sedona home watch visit includes

Each scheduled Home Watch check follows an agreed visual checklist and includes a digital report with photos and observations:

  • A walkthrough of agreed, accessible interior and exterior areas
  • Looking for leaks, stains, and visible water damage
  • Checking the thermostat and observing visible HVAC conditions
  • Checking doors, windows, and accessible entry points for visible concerns
  • Noting pests, storm damage, and irrigation or landscape problems
  • Written observations and current photos after every scheduled check

Seasonal checks in Sedona

Sedona has hot summers, a summer monsoon season, and cool winters that can bring occasional freezing nights. Visits can focus on:

  • Summer: HVAC running properly and indoor temperature
  • Monsoon season (roughly July to September): roof, gutter, drainage, and water intrusion after storms
  • Winter: exposed pipes, hose bibs, and irrigation lines on freezing nights
  • Dry periods: dry grass and brush near the home, with clearing coordinated when requested

Vacation homes and rentals

For a Sedona vacation home or rental, visits can be scheduled between guest stays or seasons, with photo updates and coordination for cleaning, maintenance, or arrival preparation when requested.

How to choose a Sedona home watch provider

Questions worth asking any provider:

  • What exactly is checked on each visit, and how is it reported?
  • Will I get photos and written notes after every visit?
  • What happens if you find a problem, and who do you call?
  • How is access handled, and how are visits documented?
  • Does the provider replace alarm monitoring or inspections? A good provider says it does not.

What home watch does not cover

Home watch is observation and coordination. It does not replace alarm monitoring, security services, fire protection, or licensed home inspections. Anything found is reported to you so you can decide what to do.

Details and contact preferences

Live video walkthroughs during scheduled property checks and virtual meetings are available upon request. Arrange a walkthrough in advance; availability depends on scheduling, a safe visit, and an adequate internet or cellular connection. Live video is not continuous monitoring or a licensed home inspection and does not replace the visit report. Ask in your message and share your preferred times; HomeTame will confirm availability and send the meeting invitation. To reduce phishing risk, we only use meeting links provided by HomeTame and do not accept customer-supplied meeting links. If an invitation looks suspicious, contact info@hometame.com to verify it before opening.
