Guide

Sedona monsoon and freeze prep for a home you are not living in

Two kinds of weather cause most of the surprise problems in empty Sedona homes: summer monsoon storms and winter freezing nights. Both can do damage in days, and both are easy to miss when no one is home. This guide covers what to check before the weather, and what to check after.

Before monsoon season

A few weeks ahead of the storms:

  • Clear gutters, downspouts, and roof drains
  • Look at roof, flashing, and skylights
  • Check grading and drainage away from the foundation
  • Secure or store outdoor furniture and loose items

After a monsoon storm

A quick check can catch damage while it is small:

  • Ceilings, walls, and window frames for new stains
  • Roof and gutters for damage or standing debris
  • Yard and drainage for erosion or pooling water
  • Doors and windows for water intrusion or failed seals

Before a winter freeze

Ahead of cold nights:

  • Protect hose bibs and exposed outdoor pipes
  • Confirm the heat is on and set to a safe minimum
  • Drain or protect irrigation where needed
  • Know where the main water shutoff is

After a freeze

Once temperatures rise:

  • Look for drips, stains, or pooling water inside and out
  • Check that the water system is working normally
  • Look at irrigation lines and exterior fixtures
  • Report anything that needs a plumber

Common questions

When is monsoon season in Sedona?

Monsoon season in northern Arizona is roughly July through September, with sudden thunderstorms, heavy rain, and wind. Dates and intensity vary from year to year.

What should I check after a monsoon storm?

Roof, gutters, and downspouts, drainage around the house, ceilings and window frames for new water stains, and any fallen branches or debris. If you are away, a visit after a storm lets you know before a small leak spreads.

Can freezing temperatures damage a Sedona home?

Yes. Winter nights can drop below freezing, which can affect exposed pipes, hose bibs, and irrigation lines. A short check on cold nights, or before and after a freeze, can catch problems early.

Can HomeTame check my home after a storm or freeze?

When you request it, HomeTame can schedule an extra visit and report what it sees with photos. Availability depends on the property address and timing, and storm conditions can affect access.

Does HomeTame replace my insurance or an emergency plumber?

No. HomeTame provides visual checks and coordination. It does not replace insurance, alarm monitoring, fire protection, or emergency repair services.
