Sedona vacation rental owner checklist: checks between guest stays

Sedona vacation rentals see steady turnover, and every stay is a chance for something to be damaged, left behind, or quietly break. If you do not live nearby, a consistent check between guests protects the property and your reviews. This checklist covers what to look at and how to document it.

After each guest leaves

A quick walkthrough:

  • Look for damage to furniture, walls, floors, and fixtures
  • Check for missing or broken items
  • Confirm appliances, lights, and HVAC work
  • Check doors, windows, and locks are secured
  • Take dated photos of each main area

Systems that fail between stays

Rentals run hard and these show up first:

  • Cooling or heating that stopped working
  • Slow leaks and water stains
  • Pool, spa, or yard equipment problems
  • Irrigation and landscaping issues

Seasonal issues for Sedona rentals

Weather affects rentals as well as private homes:

  • Summer heat: confirm cooling before check-in
  • Monsoon season: check roof, drainage, and water intrusion after storms
  • Winter: protect exposed pipes and confirm heat on cold nights
  • Dry periods: keep brush near the home managed

Working with your rental manager

HomeTame is not a rental manager. Some owners use a manager for bookings and guests and use HomeTame for an independent condition check and photo record, or for owner-approved maintenance coordination.

Direct, hands-on care

You deal directly with HomeTame, not a call center or a network of strangers. Home Watch plans can be customized to your property, and small jobs found during a visit can be handled by HomeTame itself, billed at time and materials and agreed with you first. Work that requires a licensed contractor is coordinated with a qualified licensed provider. Service is subject to address and availability.

Common questions

What should I check between vacation rental guests in Sedona?

Damage, missing items, cleanliness, appliances and fixtures, HVAC and temperature, water or leak concerns, and doors, windows, and locks. Photos after each stay give you a record.

No. HomeTame does not handle bookings, guest communication, or rent. It provides property checks, photo updates, and maintenance coordination, and can work alongside your existing rental manager.

Can HomeTame coordinate cleaning between stays?

When requested, HomeTame coordinates cleaning and turnover with local providers. Availability and scope depend on the property and timing.

Why take photos after each stay?

A dated photo record shows the condition of the property after each guest, which helps if you later need to document a problem.

Live video walkthroughs during scheduled property checks and virtual meetings are available upon request. Arrange a walkthrough in advance; availability depends on scheduling, a safe visit, and an adequate internet or cellular connection. Live video is not continuous monitoring or a licensed home inspection and does not replace the visit report.
