Sedona home maintenance checklist for second-home and vacation-home owners

Home maintenance in Sedona is harder when you are not there. Heat, monsoon storms, and winter freezes all put stress on a house, and a problem in an empty home can run for weeks before anyone sees it. This checklist covers what to look at through the year and how to get work done when you live somewhere else.

Spring: get ready for heat

Before summer temperatures arrive:

  • Have the cooling system serviced and change filters
  • Check that the thermostat holds the setting you want while you are away
  • Look at irrigation lines and timers after winter
  • Check door and window seals and screens

Summer and monsoon: heat and storms

Sedona's monsoon season brings sudden storms. After a storm, it helps to have someone look at:

  • Roof, gutters, and downspouts for blockage or damage
  • Drainage around the house and any pooling water
  • Ceilings, windows, and doors for new water stains or intrusion
  • Trees and branches that may have shifted or fallen

Fall: reset before winter

Before the first cold nights:

  • Heating system checked and filters changed
  • Hose bibs and exposed outdoor plumbing protected
  • Irrigation drained or protected where needed
  • Gutters and roof cleared of leaves and debris

Winter: freezing nights

Sedona sits at elevation, so winter nights can drop below freezing even when days are mild. Visits can look at:

  • Exposed pipes, hose bibs, and irrigation lines
  • That the heat is on and set to a safe minimum
  • Any signs of a burst pipe or water leak
  • Snow or ice damage on exterior surfaces when it happens

All year: things that quietly go wrong

These are easy to miss in an empty house:

  • Slow leaks under sinks and around water heaters
  • Pests and rodents entering through small gaps
  • Dust and debris buildup in a vacant home
  • Dry grass and brush near the home, with clearing coordinated when requested

Common questions

What home maintenance does a Sedona house need?

Cooling and heating systems, roof and gutters, plumbing and irrigation, doors and windows, pest entry points, and the landscaping and brush around the home. The timing follows Sedona's hot summers, monsoon season, and winter freezes.

How do I get home maintenance done if I do not live in Sedona?

HomeTame coordinates maintenance for owners who are away: arranging access for the vendor you approve, sending photos before, during, and after work, and following up. HomeTame also does small jobs itself, billed at time and materials and agreed with you first. Work that needs a licensed contractor goes to a qualified licensed provider.

Does HomeTame do the repairs?

HomeTame does small jobs itself. Minor household tasks found during a visit, for example changing air filters or light bulbs and other minor fixes, are billed at time and materials and agreed with you first. Work that needs a licensed contractor, such as electrical, plumbing, HVAC, or roofing, goes to a qualified licensed provider that HomeTame coordinates. You can also use your own contractor.

Is a home watch visit the same as a home inspection?

No. A visit is a visual check with photos and notes. It is not a licensed home inspection.
