Guide

Home watch vs. property management in Sedona: what is the difference?

Many Sedona owners search for property management when what they need is someone to check on an empty home, or the other way around. The two services are different. This guide explains what each one covers so you can choose the right one, or both.

What home watch covers

Home watch is built around the condition of the property:

  • Scheduled visits to the inside and outside of the home
  • Looking for leaks, HVAC issues, pests, and storm damage
  • Photo updates and written observations
  • Coordination of vendors you approve

What property management covers

Property management is built around the rental business. Depending on the company, that can include:

  • Listing and booking guests or finding tenants
  • Guest or tenant communication
  • Collecting rent and handling accounting
  • Arranging turnover, cleaning, and repairs

Which one fits your situation

A rough guide:

  • Second home you use yourself: home watch
  • Seasonal or snowbird home: home watch, with arrival preparation
  • Vacation rental: a rental manager, plus checks and documentation
  • Distant or inherited property: home watch, plus maintenance coordination

Using both

The two work together. HomeTame can provide condition checks and maintenance coordination alongside a manager that handles the rental business.

Common questions

What is the difference between home watch and property management?

Home watch is a scheduled visual check of a property with a report, usually with photos. Property management typically covers renting the property: bookings or tenants, guests, rent, and rental operations.

Does HomeTame offer property management?

HomeTame is not a property management or rental booking company. It provides home watch, property checks, photo reports, preventive care, and maintenance coordination, and can complement an existing manager.

Do I need home watch if I already have a property manager?

Some owners do. A manager focuses on the rental business. An independent check with photos can give you your own view of the condition of the property.

Which do I need for a second home I do not rent out?

Usually home watch. Without guests or tenants, the main concern is condition: leaks, temperature, pests, storm damage, and signs of entry.

Details and contact preferences

Live video walkthroughs during scheduled property checks and virtual meetings are available upon request. Arrange a walkthrough in advance; availability depends on scheduling, a safe visit, and an adequate internet or cellular connection. Live video is not continuous monitoring or a licensed home inspection and does not replace the visit report. Ask in your message and share your preferred times; HomeTame will confirm availability and send the meeting invitation. To reduce phishing risk, we only use meeting links provided by HomeTame and do not accept customer-supplied meeting links. If an invitation looks suspicious, contact info@hometame.com to verify it before opening.
