Leaving a house empty: what to know about checks and vacancy

Houses that sit empty can develop problems no one notices for weeks. Regular checks catch small issues before they become expensive. This guide is general information, not insurance or legal advice.

Common problems

  • Slow leaks and burst pipes
  • AC or heating failure
  • Pests and wildlife
  • Storm, wind, and roof damage
  • Unauthorized entry or vandalism

Why regular checks help

A regular visit gives you early warning and a written record. If something happens, you know when the home was last checked and what it looked like.

Talk to your insurer

HomeTame does not give insurance advice. Ask your agent about vacancy and unoccupancy terms in your policy, and what documentation they want.

Common questions

What goes wrong in an empty house?

The most common problems are water leaks, HVAC failures, pests, storm damage, and break-ins. Because no one is there, they can go unnoticed and get worse.

Does insurance treat an empty house differently?

Some policies limit coverage after a home has been vacant for a set number of days. Terms vary, so ask your insurance agent how your policy defines vacancy and unoccupancy.

Does a home watch visit satisfy an insurance requirement?

Not necessarily. Some policies require specific inspections. Ask your insurer what they require, and keep copies of any visit reports.

Care for your home, even while you're away.

Property-care plans from $129/year. Scope and availability confirmed before enrollment.

Details and contact preferences

Live video walkthroughs during scheduled property checks and virtual meetings are available upon request. Arrange a walkthrough in advance; availability depends on scheduling, a safe visit, and an adequate internet or cellular connection. Live video is not continuous monitoring or a licensed home inspection and does not replace the visit report. Ask in your message and share your preferred times; HomeTame will confirm availability and send the meeting invitation. To reduce phishing risk, we only use meeting links provided by HomeTame and do not accept customer-supplied meeting links. If an invitation looks suspicious, contact info@hometame.com to verify it before opening.
